Why use
a clear liquid sealer?
Today there
are several alternatives for stopping saturation leaks in concrete,
stucco and masonry: clear liquids such as Merlex MicroSeal II;
and decorative pigmented elastomeric coatings.
As a stucco
manufacturer, we have had the opportunity to observe the development
of elastomeric coatings, and to note their successes and failures.
We feel that today's advanced formula clear liquid water repellents,
such as MicroSeal II, are the ideal answer to many water repelling
applications. Most important, clear repellants properly applied,
are cost effective and have few drawbacks. Consider these benefits
of MicroSeal II:
- Effective
Protection.
MicroSeal II eliminates leaks caused by moisture saturation.
On new, properly cured portland cement substrates it also reduces
efflorescence and frost damage.
- Penetrates
and Bonds. MicroSeal II has a small molecular structure,
which allows it to penetrate deeply into the substrate. It creates
a hydrophobic barrier, which does not allow liquid water to
pass. There is no rubbery surface or membrane to fail or peel
off.
- Vapor
Permeable. Water vapor molecules are small enough to escape
from the substrate through the MicroSeal II treated surface
zone, which keeps moisture from being trapped inside the substrate,
allowing it to breathe.
- Invisible
When Dry.
MicroSeal II makes little or no change to the color or texture
of concrete, stucco or masonry, and in most cases is invisible
when dry. This is especially valuable when the building owner
wishes to retain the natural look and texture of color coat
stucco. Of course, we always recommend you apply a test patch
in an inconspicuous area to assure satisfaction.
- Fast,
Easy Application. When applied to a sound, clean, dry surface
according to directions, MicroSeal II application requires only
masking of glass and metal surfaces. Simply use a low-pressure
sprayer to apply a fog coat immediately followed by a saturation
coat. A liberal flood coat ensures excellent water repellency.
In contrast, elastomeric coatings require considerable effort
and expertise in application.
- Cost
Effective Protection. When total cost of product, preparation
and application are compared, MicroSeal II protection costs
about half that of elastomeric coatings. We welcome you to make
the comparison yourself on your project by comparing estimates
of reputable contractors.
- VOC
Compliant. MicroSeal II is a safe, solvent-free solution,
which complies with California AQMD VOC emission regulations.
- Paintable.
Although retention of the substrate's natural color is a prime
benefit of MicroSeal II, you do have the freedom to paint over
MicroSeal II if the surface is properly prepared. A color change
over elastomeric coatings can be a much more involved and costly
process, depending on the condition and adhesion of the coating.
- Extremely
Durable, Long Life Protection.
MicroSeal II is resistant to the high alkalinity found in new
portland cement surfaces and to damage from ultraviolet rays.
As a result, it is warranted to perform according product specifications
for 10 years. We encourage contractors and building owners to
compare all available liquid water repelling systems based on
their particular needs. Each type has its preferred applications.
